Kyria Axia
I created Kyria Axia as an independent valuation practice focused on real estate and hospitality assets. My background in civil engineering, valuations and hotel analysis allows me to approach each assignment with both technical understanding and market awareness.
I also bring practical hospitality insight from my role as Managing Director of our family hotel company, giving me a clear view of operational realities and performance drivers.
Over the years, I’ve worked across residential, commercial, land and hospitality valuations, supporting investors, owners, banks, funds and industry professionals. I value concise, structured reporting and a boutique level of attention — the kind of service I would want if I were the client.

Professional Fee Structure
Kyria Axia provides valuation services with a focus on clarity, accuracy and discreet professional conduct.
Fees are determined by the complexity, size and nature of each asset.
Typical valuation fees range between €250 and €3,500, depending on the asset type and analytical requirements (e.g., small residential units to larger hospitality assets).
All fees are quoted net of VAT. Applicable VAT is added to the final invoice.
All fees are quoted in advance and confirmed before any engagement begins.
Kyria Axia applies a controlled and selective discount framework designed for long‑term client value.
Reductions are offered only under specific conditions and always with full transparency.
1. Launch Phase Reduction
A fixed introductory reduction of 15% is available for new clients through late 2026, as part of the Kyria Axia brand rollout.
2. Multi‑Asset Reduction
For clients requiring multiple valuations within the same engagement:

Third asset: –30%
This applies to residential, commercial and land valuations.
3. Repeat Client Reduction
Returning clients benefit from a consistent 10% reduction on future valuation assignments.
4. Referral Reduction
For each successful referral, clients receive a fixed €100 reduction applied to their next valuation.
5. Hospitality Portfolio Reduction
For hotel portfolios of three or more assets, Kyria Axia applies structured reductions of 10% per asset, depending on complexity and scope.

Due to increased analytical, compliance and liability requirements, the following services are not subject to reductions:
